MB NAMAS LT vysto gyvenamosios paskirties projektą – vienaukščių namų kvartalą „Saulės kalva“ Šiaurinėje Klaipėdos dalyje, Tauralaukio pašonėje. Kvartalas vystomas etapais - jau pastatyta ir parduota 21 namų, iš viso planuojama 35 namai. Teritorijoje suplanuotas asfaltuotas privažiavimas , gatvių apšvietimas, šaligatviai ir vaikų žaidimų aikštelės.
Šiuo metu vystytojas tęsia 145 kv. m. namo statybas, adresu Akacijų g. 3, Klaipėda. Jau įrengti pamatai, užsakyti langai, fasado medžiagos, stogas ir karkasas - statybos vyksta pagal numatytus terminus.
FINANSAVIMO POREIKIS:
Namo statybai reikalinga 100 000 EUR paskola. Finansavimas padalintas į du etapus, siekiant užtikrinti skaidrų lėšų panaudojimą ir patogų investavimo procesą:
- I etapas – 40 000 EUR ( jau sufinansuotas ) Kvartalas Saulės Kalva II, skirtas namo statybos darbų pradžiai.
- II etapas – 60 000 EUR, šiuo metu renkamas finansavimas, skirtas namo statybos darbų užbaigimui
Kiekvienam etapui taikomas atskiras turto įkeitimas, todėl investuotojų lėšos užtikrinamos atitinkamu atskiru įkeičiamu turtu, priklausančiu tik tam etapui.
Šiuo etapu paskolos gavėjas siekia pritraukti 60 000 EUR. Pasklos lėšos bus panaudotos namo statybai. Vystytojas jau yra investavęs 50 000 EUR nuosavų lėšų į atliktus darbus ir medžiagų avansus.
METINĖ PALŪKANŲ NORMA :
- Investuojant nuo 500 eur – fiksuotos palūkanos 10 %
- Investuojant nuo 5 000 eur – fiksuotos palūkanos 11 %
- Investuojant nuo 10 000 eur – fiksuotos palūkanos 12 %
UŽTIKRINIMO PRIEMONĖ :
Investuotojams, kaip paskolos grąžinimo užtikrinimo priemonė įkeičiamas turtas:
- 2 žemės sklypai po 6 arus , visi sklypai su statybos leidimais
- Įkeičiamo turto rinkos vertė: 120 300 EUR
- LTV – 50 % , Įkeičiamo turto vertė 2 kartus viršija paskolos dydį.
