MB NAMAS LT vysto gyvenamosios paskirties projektą – vienaukščių namų kvartalą „Saulės kalvos“ Šiaurinėje Klaipėdos dalyje, Tauralaukio pašonėje. Kvartalas vystomas etapais - jau pastatyta ir parduota 20 namų, iš viso planuojama 36 namai. Teritorijoje suplanuotas asfaltuotas privažiavimas , gatvių apšvietimas, šaligatviai ir vaikų žaidimų aikštelės.
Šiuo etapu statomas A++ klasės 160 kv. m. namas. Įrengti pamatai, karkasas, stogas, užsakyti langai ir fasado medžiagos. Projekto tikslas – pasiekti 80 % namo baigtumą, atlikti dalinę vidaus apdailą ir įrengti komunikacijas. Užbagus šį namą, vystytojas pradės kito namo statybas. Tolimesniuose etapuose suplanuota pastatyti dar 15 namų.
Paskolos gavėjui MB NAMAS LT finansavimui reikalinga 100 000 EUR suma, kuri bus panaudota namo statybos darbams užbaigti pagal pateiktą sąmatą. Vystytojas investavo į statybas 70 000 EUR , projektas finansuojamas tik nuosavomis lėšomis, įmonė neturi skolų ar įsipareigojimų trečiosioms šalims.
Užtikrinimo priemonė:
Investuotojams, kaip paskolos grąžinimo užtikrinimo priemonė įkeičiamas turtas:
- 5 žemės sklypai po 6 arus , visi sklypai su statybos leidimais
- Įkeičiamo turto rinkos vertė: 292 800 EUR
- LTV – 35 % ( maksimalus LTV iki 50 % ) , kas rodo konservatyvią finansavimo struktūrą ir žemą riziką investuotojams.
Įkeičiamo turto vertė beveik 3 kartus viršija paskolos dydį.
Finansavimo struktūra:
- Planuojama statybų savikaina: 170 000 EUR (~1 062 EUR/kv. m)
- Vystytojo nuosavos lėšos į statybos darbus : 70 000 EUR
- Vystytojo turimas žemės sklypas : 60 000 EUR vertės
- Reikalinga paskola statyboms užbaigti: 100 000 EUR
- Pardavimo kaina pagal preliminarią sutartį: 320 000 EUR (~2 250 EUR/kv. m)
- Prognozuojamas pelnas: 90 000 EUR
Planuojami paskolos grąžinimo scenarijai:
- Namo pardavimas : jau pasirašyta preliminari pirkimo-pardavimo sutartis už 320 000 EUR .
- Refinansavimas kitoje kredito įstaigoje
- Kitų vystytojui priklausančių sklypų pardavimas ( 15 sklypų, bendras plotas 90 a.)
Įmonės patirtis, nuosavų lėšų dalis, projekto tęstinumas ir pasirašyta preliminari pirkimo-pardavimo sutartis rodo atsakingą ir pagrįstą paskolos grąžinimo planą.
Projekto stiprybės:
