UAB „Būsto investicija LT“ vysto naują gyvenamosios paskirties projektą – statomas A++ klasės dvibutis namas, du butai po 113 kv. m. Projektas vystomas Kaributo gatvėje, Mažuosiuose Gulbinuose , Vilniuje – šiuolaikiniame individualių namų kvartale, kuris sparčiai plečiasi. Šiuo metu pastato stadija – pastatyta „dėžutė“ dvibutis namas, baigtumas 53%. Projektas bus pabaigtas pasiekus 85 % statybos darbų baigtumą: įrengiant langus, fasadą, komunikacijas ir atliekant dalinę vidaus apdailą. Tai pirmas iš trijų suplanuotu projekto etapų. Šiame etape statomas pirmasis dvibutis gyvenamasis namas. Vėlesniuose etapuose ( 2-ram ir 3-čiam ) numatyta tolesnė plėtra – dar dviejų dvibučių statyba greta esančiuose sklypuose.
Paskolos gavėjui UAB „ Būsto investicija LT „ finansavimui reikalinga 130 000 EUR suma. Paskolos lėšos bus panaudotos statybos darbams pagal pateiktą sąmatą, siekiant pasiekti 85 % dvibučių statybos baigtumą. Projektas finasuojamas tik iš UAB " Busto investicija LT " nuosavų lėšų, įmonė neturi įsiskolinimų ar įsipareigojimų trečiosioms šalims.
Užtikrinimo priemonė:
Investuotojams, kaip paskolos grąžinimo užtikrinimo priemonė įkeičiamas turtas:
- 18 arų žemės sklypas ir dvibutis gyvenamasis namas, statybos baigtumas siekia 53%
- Įkeičiamo turto rinkos vertė: 244 000 EUR
Finansavimo struktūra :
- Planuojama statybų savikaina: 254 000 EUR ( apie 1 124 EUR/kv. m)
- Paskolos gavėjo investuota suma į statybas: 124 000 EUR
- Reikalinga paskola: 130 000 EUR
- Planuojama pardavimo kaina: 450 000 EUR ( apie 2 000 EUR/kv. m)
Paskolos grąžinimas:
- Dvibučio namo pardavimas;
- Refinansavimas kitoje kredito įstaigoje;
- Kito įmonei priklausančio turto pardavimas (turimi 8 sklypai, bendras plotas 1 ha).
Įmonės patirtis, nuosavų lėšų dalis ir projekto tęstinumas rodo atsakingą ir pagrįstą paskolos grąžinimo planą.
Projekto stiprybės:
- Įmonės patirtis. UAB „Būsto investicija LT“ sėkmingai veikia nuo 2009 m., specializuojasi sklypų paruošime NT projektams.
- Nuosavas kapitalas . Iki šio etapo įmonė jau investavo 124 000 EUR nuosavų lėšų, o tai rodo atsakingą požiūrį į projektą.
- Konkurencinga pardavimo kaina. Planuojama pardavimo kaina (~2 000 EUR/kv. m) yra pagrįsta lokacija ir šiuo metu rinkoje vyraujančiais įkainiais.
- Perspektyvi vieta. Naujas, aktyviai besivystantis kvartalas su asfaltuotu privažiavimu.
- Etapinis vystymas. Projektas nėra vienkartinis – šalia planuojama tęsti vystymą, o tai rodo ilgalaikę strategiją ir verslo tvarumą.
